VIRTUAL OFFICE HOURS:
Our caretaker is available by phone/text daily from 10am to 5pm and is frequently on property. Please limit after-hours calls to emergencies only. Closed Tuesdays.
COMMUNICATION WITH GUESTS:
By booking, you authorize Sierra Blanca Cabins to send text messages and emails with details regarding your reservation information and other offers. Message/data rates may apply. Consent is not a condition of purchase.
RESERVATION POLICIES:
For non-holiday or group reservations, the minimum stay is 2 nights. A deposit of 50% of the total stay is due at booking, with the remaining 50% payable on the day of arrival. If you cancel within 14 days of arrival, you will receive a 100% refund of the deposit, minus a $50 fee. If you cancel within 7 days of arrival, you will receive a 50% refund of the deposit, minus a $50 fee. Cancellations made within 6 days of arrival or no-shows will result in no refund of the deposit.
For major holiday reservations, including Christmas Eve, Christmas Day, Thanksgiving Day, New Year's Eve, and New Year's Day, no arrivals or departures are allowed on these days. The minimum stay is 4 nights. A deposit of 50% of the total stay is due at booking, with the remaining 50% payable 30 days before arrival. If you cancel within 30 days of arrival, you will receive a 100% refund of the deposit, minus a $50 fee.
For minor holiday reservations, including 4th of July, Labor Day, Memorial Day, Spring Break, and Valentine's Day, the minimum stay is 3 nights. A deposit of 50% of the total stay is due at booking, with the remaining 50% payable 14 days before arrival. If you cancel within 14 days of arrival, you will receive a 100% refund of the deposit, minus a $50 fee. Cancellations made within 13 days of arrival will not receive a refund of the deposit or the stay.

For the sake of our staff and other guests, please respect these times. Check-outs later than 11am without management approval will result in an automatic $50 per hour fee.
EARLY DEPARTURES:
Due to costs associated with preparing your cabin or lodging, early departures are not eligible for refunds except in rare cases of wild fires and/or flooding (mandatory evacuation). Please let us know if you require an early departure. We review on a case by case basis. Thank you for your understanding.
PETS:
Small dogs (under 60 lbs, limit 2) are welcome! Unfortunately, we cannot accommodate cats or aggressive dogs of any size or breed. If your dog isn't friendly with other animals or people, please leave them in the comfort and safety of your home. We ask that you keep your furry friends off the beds and furniture. There is a $50 fee for excessive shedding. Dogs must be kept on a leash when outside the cabin, and please pick up after them (receptacles on property). If your pet causes any damage, just give us a head's up. We'll handle repairs, carpet cleaning, or replacements for damaged items or property and charge your card on file as needed.
MAX OCCUPANCY:
We kindly ask that you adhere to our maximum occupancy limits. Exceeding these may require us to end your stay early without a refund. For one bedroom cabins, the limit is 2 adults, 2 children under the age of 12. For two-bedroom cabins, the limit is 4 adults and 2 children under the age of 12.
UNREGISTERED GUESTS:
Due to liability issues, no unregistered guests are allowed on the property or in the cabins without prior approval from the caretaker or owners. Violation may require us to end your stay early without a refund.
SMOKING:
Fire is a serious threat to our guests and town. Please do not smoke inside our cabins or within 25 feet of any deck or wooden structure.
FIRE:
Each cabin has a fireplace available for use November through April. Two propane grills are also available on-site. All other pit fires, free-standing fires, and personal grills are strictly prohibited. Upon booking, you agree to review additional fireplace, propane grill and Ruidoso fire restrictions contained in the guest book at your cabin prior to use.

WILDLIFE:
Our property is home to wild horses, deer and elk who roam freely. Please admire them from a safe distance and avoid feeding them, throwing food outside, or leaving food on the decks or grills. Your consideration helps ensure their well-being and preserves their natural behaviors.
DAMAGE:
Any damage to or loss of Sierra Blanca Cabins and property during your stay is the guest's responsibility and will be charged to the credit card on file. This includes theft or loss of items such as coffee cups, dishes, linens, bedding, coffee makers, remote controls, blankets, decor items, etc., for which you will be charged the cost of replacement with new items. We ask that you treat the cabins with the same care and respect as you would your own home and leave them in the same condition, including the arrangement of furniture and appliances. Failure to do so will result in fees to restore the property. Please notify us immediately if you notice any damage or experience any issues with appliances or maintenance during your stay so we can address them promptly. We want you to enjoy your stay and ensure everything is in good order while you're here.
DEPARTURE ETIQUETTE:
Before departure/checking out, please refer to the requested lists in the guestbook. If the cabin is left excessively messy, an additional $100 cleaning fee will be charged to the card on file.
INSURANCE AND LIABILITY:
All guests are responsible for their own safety and property and should educate themselves with regard to the environment and weather conditions. The owners of Sierra Blanca Cabins do not assume liability for the loss, theft, damage, or injury (minor or fatal) to persons or their property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost, or expense whatsoever arising from or related to any claim or litigation that may arise out of or in connection with guests' use and occupancy of the cabins, including but not limited to claims for personal injury or property damage or loss. Guests are hereby made aware that our insurance does not cover their personal property or persons, nor does it cover damage done by guests.
